Confirm what changed
We compare the repaired area with the original photo log and the reported interior location. If water returns, we reopen the investigation and check whether the original path was incomplete, another detail failed, or the repair was disturbed. We record what was found and whether interior drying or other building work remains with the owner’s team. A roof repair record should not imply that an entire assembly has been inspected when only one section was accessible.
Follow-up visits can look at the repair boundary, adjoining seams, drain, and any roof traffic after the work. We recommend a broader assessment when multiple unrelated leaks appear or when test cuts show wet material beyond the repair. A photo-based condition record can track unresolved items for budgeting. Routine roof maintenance helps keep drains and visible details on a planned inspection list.
For a portfolio manager, keep the address, interior zone, access contact, and work history with each roof. A recurring leak at another property still needs its own inspection and repair boundary.
